"When I moved to Carlyle Road in 2010 I had no idea that it would still be my home almost thirteen years later. I made the move to Greenbank largely because the location gave me easy, car-free access to everywhere I needed to be, while still being quiet and close to green spaces. Over the years, the friendly community and the range of places to eat and drink, independent shops and events nearby made it easy to stay. The house has had a fair bit of TLC during the time I have lived here and I hope that it makes a comfortable home for the next owner to enjoy."
Carlyle Road is a quiet terraced street offering a particularly tranquil spot within this vibrant residential area of the city, placed between Greenbank Cemetery and the Bristol Bath Cycle Path. Greenbank is renowned for its distinctive character and community spirit, and boasts a host of local amenities, attractions and community events that draw many visitors from outside the area. The area is well connected to the city centre and beyond by bike, road and train. The M32 and the A431 to Bath are both easily accessible. The area is also home to a number of Bristol's finest independent shops and eateries, hugely popular with locals and visitors alike. Situated along St Marks Road are Bristol Sweet Mart, Thali Café, East Bristol Bakery, and The Garden of Easton. Also close by are No 12 Café, The Greenbank pub, Este Kitchen, Matter Wholefoods, and Public Market. This house is a short walk away from Whitehall Primary School that is consistently rated ‘outstanding’ by Ofsted, while May Park is a similarly well-regarded local option. Also close by are Easton Leisure Centre, Easton Cowboys and Cowgirls Sports Club and the Bristol Hawks Gymnastics Club, a city-wide family activity attraction. The area offers a surprising wealth of green spaces including the Greenbank Cemetery, the parks at Eastville and St George, and riverside walks along the nearby Frome Valley, and just minutes from the house is the locally cherished Bristol to Bath Cycle Path, ideal for commuting quickly into the city centre or just for weekend strolls, long runs or bike rides.
Placed on Carlyle Road, between Greenbank Cemetery and the Bristol to Bath Cycle Path is this two double bedroom bay fronted Victorian home with a loft room. The front reception room has been opened up to create a beautiful open-plan living-dining space with a log burner in the lounge area and French doors that go out onto the garden from the dining room. The kitchen runs off the dining room, with a plentiful supply of work surface and cupboard space to either side. The first floor comprises two double bedrooms, with the main bedroom housing dual aspect windows, allowing for masses of natural light. The second floor is a loft room with an exposed brick wall and multiple skylights that floor the room with sun. Through the French doors to the garden, there is a patio, ideal for entertaining, alongside a lawn behind.
